If you are selling your property in Victoria and have undertaken construction, building or renovation works within a certain timeframe prior to the sale (usually in the previous 6 years and 6 months), then you may need to obtain an owner builder report.
Generally obtained by the seller prior to entering into a contract of sale, an owner builder report can also be referred to as an owner builder defects report or a section 137b report. Regardless of name, the purpose of this report is to document the condition of any renovations, modifications or additions to the property that you may have undertaken as an owner builder and provide a report in relation to the works.
