What is a dilapidation report?

Dilapidation reports document the visible structural condition of a property prior to nearby construction or excavation works being undertaken for the purpose of comparison at a later date.

This report is of a visual nature only, with all property fixtures and finishes remaining in place. It records the visible structural condition of the property in its current condition, including any existing damage, prior to the works starting. The report can include notes, photographs, and measurements which help paint an accurate picture of the property's current condition.

Once the construction or excavation works are complete, the property and its condition should be re-inspected so it is documented. Comparing the pre- and post- works reports will give an accurate overview of any changes or possible damage that has occurred.
