When you’re buying a property, it’s important to know what you’re dealing with. A building and pest inspection gives you a more complete picture of the property so that you can buy with increased confidence and peace of mind. But what is actually involved in a building inspection? What are you paying for and why is it so important?

The structure of the building

Firstly, a building inspection visually examines the structure and condition of the physical building. No two buildings are the same, and without a building inspection, it’s hard to know exactly what you’re buying. Experienced inspectors will use ladders, torches, and specialist devices to inspect all visible areas of the property and catch any visible deficiencies that have been patched over.

The report will include any signs of wood rot, leaks, moisture in walls, etc. Our inspectors will conduct a thorough assessment of the materials and status of the building so that you know what areas need maintenance, any safety hazards, as well being confident in the sound parts of the property.

Pests and termites

More than just the state of the building itself, our inspectors will check for any pest issues or issues conducive to termites that may cause problems down the line. Our inspectors use technology that allows them to detect termites in walls, beams, and other normally inaccessible places. Having a pest inspection carried out on your property means you will be well placed and better informed to address any issues when you buy the property. It also means you can have peace of mind if no pests are found.

Documented history

The inspection report will provide you with a comprehensive account of all aspects of the property. Your report will include photo evidence and a professional condition report that may be recognised by real estate agents and solicitors. The report will highlight areas of concern and point out hazards and defects that may need costly repairs and recommendations on the work required to rectify the issues.

You will also receive a record of the history of construction of the property so that when you buy, you will have a comprehensive understanding of what has taken place at the property. Advice and assistance is available at Rapid Building Inspections if needed at any time.

Peace of mind

A building and pest inspection is an essential part of your due diligence when purchasing a property. Regardless of the report's findings, it empowers you to make a more informed decision, ensuring you can negotiate the best price and agree to a fair contract of sale. Inspections typically take between 60 to 90 minutes, depending on the property's size and condition. Buyers are encouraged to attend the inspection, offering a valuable opportunity to revisit the property and discuss any findings directly with the inspector.
