PHASE ONE

Building Inspections A

While the property might look great and you’ve no doubt been told it’s in ‘excellent condition’, it’s essential to get a second opinion by an industry expert. Freshly painted areas could, in fact, be hiding rotting frames and what is easily identifiable pest evidence may not be noticeable to the untrained eye.
A trained expert can point out actual as well as potential issues that could be expensive to repair. To keep you protected, your inspector will be on the lookout for defects and seller ‘cover-ups’ to determine the actual extent of the damage. They’ll bring ladders, powerful torches and specialist devices to inspect visible areas.
They’ll even use radar and thermal sensor equipment to check inside walls and cavities (should the need arise). Unlike some other inspection services, we don’t charge extra fees for these services, they’re all included in our fixed quoted cost.
PHASE TWO

Pest Inspections A

Pest inspections used to mean drilling, tapping, and even ripping out sections of the wall. Not only are these methods messy and intrusive, they often miss deeply housed nest areas. Fortunately, our inspectors use state-of-the-art technology designed specifically to detect pests without damaging the property.
Using a combination of thermal sensing, moisture sensing and radar technology, we can detect problems through walls, ceilings and floors without leaving even a mark.
RBI Inspector’s are equipped with (and certified to use) the Termatrac t3i device – the only device that can precisely detect, locate and confirm the presence of termites without needing to penetrate walls, floors or ceilings physically.

Our pre-purchase building and pest reports are written in ‘plain’ English, and prepared in accordance with Australian Standard (AS 4349.1-2007 and AS 4349.3) requirements. Safety Issues and Defects

Here are some of the common safety issues and defects that we discovered when we do a pre-purchase building inspection.

Termite Damage in Home

Here is an example of the damage that termites can do to your home if left unchecked. A 2002 CSIRO (Australia’s National Science Research Agency) report stated that through a home’s entire lifetime, about two in three homes will be affected at some point. Additionally, each home has about an 80% chance of being located within 25 metres of a termite colony, adding to your risk.
You can’t count on termite infestations never happening to you – the odds simply aren’t in your favour. Because termite damage largely affects timber features, an infestation can easily weaken the supports and framing that keep the structure of your house intact.
In order to fix this damage, the contractor would have to evaluate the extent of the damage, tear down walls or even pull up the flooring to access the supporting structure & replace any damaged beams. The costs of these repairs can easily run into thousands of dollars; they can be disruptive and take a long time to complete.

Moisture Stains

It is common for us to find moisture stains. Some moisture stains could lead to extensive damage to the structural framing in your home.
They can be an indication of water leaks which can if undetected and not rectified, cause serious structural damage and mould growth before they are discovered.
Excess water and moisture get absorbed in wood, drywall, insulation and wallpaper which can lead to warping, stains, bubbling and deterioration; nowhere is safe from condensation, burst pipes, or unseen leaks.
This is especially true if the source of the leaking water is from the top of the building. Your insulation, drywall, timber framing, electrical conduits, floors and ceiling could all suffer. A Ceiling may collapse, and wooden floors and other timber structures could warp out of shape. The cost of repairing water damaged structures can be astronomical, so it’s important that you have your home checked, even annually and especially after violent storms.

Stormwater Pipes

Another example is downpipes not properly connected to storm drains. Water drained around the foundations of your property can potentially create structural issues and cracking over time.
If not dealt with, water could seep into concrete slabs or the piers and walls supporting suspended-frames.
Wet slabs, walls and piers can expand and contract with the changes of the seasons and eventually cracks and gaps may form, which could result in structural damage.
